If you are considering investing in a timeshare, there are several things you should look for. This is especially true for those who don’t have a great deal of knowledge going into it.
It is advisable to take time to research the subject, as opposed to deciding on the first timeshare that seems suitable. As the old saying goes, ‘it’s better to be safe than sorry’.
Unfortunately, there are more than a few timeshare resale scams, out there. Becoming an informed consumer will help to ensure that you don’t fall prey to one of these scams.
One of the most important things to look for in a timeshare is location. Whether you will be acquiring it for personal use or to trade it, at a later date, you’ll want something located in a very desirable area. Of course, the price will be higher but it is more than worth it, in the long run.
As an example, timeshare is located in Hawaii are generally more expensive but can be resold very quickly.
The size of the unit is important, as well. Again, this is especially true if you will be using the timeshare yourself. There is no need to invest in something bigger than you need. If you feel you would be comfortable in a two-bedroom unit, there is probably little need to look at larger units. The obvious advantage to this is that your investment will typically be a smaller one.
If possible, you should never purchase a timeshare property without actually visiting it. Many individuals have done so, only to find the location or unit to be undesirable when they finally have the opportunity to vacation there.
Another thing to look for in a timeshare is the ability to go through an escrow company, once you have made the decision to buy. The only time this may not be an issue is if you are purchasing from someone that you trust. Even then, it is still something to consider. You will just have to use your own judgment.
Buying from a timeshare company is more expensive than buying from the resale market. This is due to the fact that when you buy from a company, they are factoring in their marketing costs, etc. Many times these properties cost 50% more than comparable properties purchased through resale vendors.
There are several resources available, when it comes to locating resell market timeshares. These include independent brokers, websites dedicated to the subject and even online auctions, such as eBay.
Often times, purchasing from the resale market is much less stressful than purchasing from a company, which makes their profit by using hard-sell tactics. Remember, you don’t necessarily have to ‘buy it now’ to get the best price.
These are just a few things to look for in the timeshare property. Knowing the basics, initially, will point you in the right direction, as you start your search.
With a bit of patience and perseverance, in the end, you will find the timeshare property that fits perfectly into your lifestyle.
